Tranquility is a very special town house in a quiet mews within the centre of Malmesbury.  It is a perfect gem for those wanting the benefit of low maintenance outside living areas with extensive flexible indoor living accommodation of over 5000sq ft.

Ground Floor

Entry to the property is through large double doors, into a spacious hallway. There is an impressive family room on the left which benefits from 4 double doors; there is scope to convert this room back to garaging or continue to enjoy the expansive space that this room offers.  The ground floor has a double bedroom and a cinema room. The boiler room and a store room are also located on the ground floor. The lift is situated on the ground floor and is a one of several great features for those of you who may be looking at this property for multi generational living. The current owners have made good use of the space below the lift shaft and have created a wine store.

First Floor

This floor boasts a bright and airy living/dining room with French doors opening onto a southwest facing balcony, a wonderful place to have your morning coffee and look out over the mews to the trees and fields beyond – in the winter months you can enjoy river views too.  The wonder of this room is that it lends itself to flexible living owing to its very generous size.  A kitchen, utility, large walk-in larder, shower room and cloakroom are also to be found on this floor.

There is also a herbarium with raised beds, to be found on this floor.  The owners have planning permission to improve the access to this beautiful space; steps or a spiral staircase up from the carpark could provide you with a wonderful kitchen garden.

Second Floor

This floor comprises 5 bedrooms, a second kitchen and family bathroom. The large main bedroom has a bay window with views over the fields beyond, while the 2nd bedroom has an en-suite. There is the potential with this floor to easily create a stunning main suite with bedroom, dressing room and en suite – your very own piece of heaven.  The addition of a second kitchen to this home lends further versatility to the living space and could be useful for multi generational living or Airbnb lettings.

Top Floor

There is a study, so peaceful you may never want to leave your desk.  Level access into a huge attic space complete with shelving.  There are double doors from the landing opening onto a spacious decked roof terrace.  The Terrace provides a further tranquil setting from which to enjoy the breathtaking panoramic views over Malmesbury and the River Avon. A locked gate, within a charming wall, direct from the terrace gives access onto King’s Wall and a 2 minute stroll into the town.

Outside

The terrace on the top floor of this versatile property is a wonderful retreat, there is plenty of space for outside seating and planters for those with green fingers looking for all the pleasures of a garden with minimal maintenance requirements.  The views from this terrace must be seen to be appreciated.

Seller Insight

There is so much we could tell you about why we love this house and its location; principally it is the juxtaposition that we enjoy – the benefit of all the town’s activities with countryside living.

The Maltings is a very friendly community where everyone looks out for one another, down to taking in the bins when we are on holiday.

We love the elevation that we enjoy from having a four storey house – not only do we have spectacular views across the fields and down to the river but the top terrace is very private and intimate.  We have shared many leisurely bottles of wine on a summer’s evening.

For a big house it is both warm in winter and airy in the summer.  Each floor is comparmentalised – there is room for us to do our own projects without interruption.  Our favourite room in the house is the living room on the second floor, we find it a calming room to be in and also a room which lends itself well to extended family gatherings;  the terrace opens up the room to the countryside and we are blessed with such tranquility, our house was aptly named!

We bought the house when our sons were teenagers and we couldn’t have chosen better!  As keen musicians we were able to host “band practices” for them and their friends and our home very soon became the go to “sleepover spot” thanks to all the space that we have.

Malmesbury is a town which is particularly proud of its history and heritage and runs annual events including the Malmesbury carnival which takes place during the month of August.  We love visiting the Abbey to enjoy the many musical performances and the Athelstan Museum is always a favourite visiting place when our grandchildren come to stay.

We always look forward to the annual Womad festival which we enjoy with our sons and their families, it is a special time to get the whole family together in a relaxed setting and it is something that we will greatly miss when we move.

The proximity of Malmesbury to the M4 means that we have enjoyed easy access to both Heathrow and Bristol airports.

We are very sad to be leaving not only our cherished home but also the wonderful life that we have built in this tight knit community but we are now drawn to a life closer to our family.  We are comforted by the thought that new owners will make their own happy memories here.

Location

Tranquility is situated right in the heart of Malmesbury; The Maltings is but a short walk to the centre of town and to the footpaths and countryside running along the river Avon.  Malmesbury is a charming small town, reputed to be the oldest borough in England, and centred on the 12th Century Abbey.

It has a good range of independent shops and services and a Waitrose supermarket; it also hosts an artisan and farmers’ market every Friday.  Other local towns, all served by good road networks, include Tetbury, Cirencester and Chippenham.

Malmesbury has several primary schools (one of which has an Outstanding rating) and a secondary school also with an Outstanding rating.  There are two public schools within 10 miles of Tranquility: Westonbirt and The Acorn School, both catering for all ages.

There are no shortage of sporting and leisure facilities for those wishing to keep physically active; these include golf courses, riding schools, tennis and rugby clubs and several gyms within walking distance of The Maltings.  The lakes at South Cerney offer an array of water based activities including open water swimming, surfing, paddleboarding and fishing. There is a sandy beach to enjoy at The Cotswold Water Park.

Westonbirt Arboretum is home to some of the most beautiful plant collections in the world, it is a wonderful place to walk and enjoy the changing seasons; follow that with an afternoon tea at the equally spectacular Highgrove House.
