A beautifully converted cottage in peaceful surroundings, with many character features, maintained to the highest of standards; boasting a manicured lawn and an intimate garden perfect for outdoor living, complete with views across fields. Annexe over double garage with plenty of built in storage.
Accommodation
Entry is through a boot room leading to the kitchen/dining/living area with French doors to the immaculately maintained terrace. The kitchen/dining/living area is the jewel of the property and boasts flexible living space together with underfloor heating.
The kitchen leads to a formal dining room which comfortably accommodates a table for 8 and has a feature fireplace.
There is a cosy sitting room with a woodburning stove, perfect for chilly evenings.
Porch access, from the sitting room, to a secluded front garden which is set back from the road. The lawn has been well maintained over the years and would make for a leisurely game of croquet.
Completing the ground floor there is a shower room with WC and a utility room.
The upstairs needs to be viewed to appreciate the charm and character. There are three large double bedrooms.
The main bedroom currently houses a superking size bed with ample room for bedside tables. There is a large built in wardrobe together with a beautifully polished window seat looking out on to the front lawn, a great place to have your morning coffee!
Bedroom two shares the same charming views, and window seat, as bedroom one and also has the benefit of a large built-in wardrobe.
Bedroom three has an unspoilt view, from the rear of the property, across fields.
There is an office/dressing room which has built in storage and a fitted desk, this room again provides field views.
The family bathroom has been fitted to a high specification and has the benefit of underfloor heating.
Outside
The Dower House sits comfortably within its plot. To the front of the property is a gated, gravel driveway bordered with mature hedging and plants. The driveway can accommodate a number of vehicles and conveniently extends to the side of the property, opening up with a turning circle in front of the large stone built detached double garage and annexe.
There is a well kitted out workshop adjoining the garage.
The annexe is accessed via a spiral staircase and opens into a large room with velux windows; it is currently being used as a fourth bedroom for visiting family members but the space comes with countless possibilities including large home office or gym. The annexe contains a shower room and storage.
The garden wraps around the cottage and the entire plot is securely fenced all round.
Well established trees surround the property screening the cottage brilliantly from the lane.
The beautiful gardens are divided into two areas; a large lawn with a timber decked seating area to the side (accessed through a quirky gate) which is the perfect place for al fresco dining. The front lawn also has a stone built well which can be used as a water feature. At the rear there is a landscaped walled garden with a water feature and paved seating areas with borders. The surrounding fields form part of a SSSI, meaning they are in a conservation area and can’t be built on, and provide an unspoilt country outlook.
Seller Insight
We have loved this house for the past 25 years and in the summer it is the most beautiful place ever and in the winter the cosiest.
We have spent so many happy hours in our garden, it is a sanctuary of calm and tranquillity when the only sound is that of our water feature. We are particularly proud of the work we have done to create a relaxed garden with a great area for family BBQs.
Our favourite room in the house is our kitchen which we spend most of our time in; it is cool in summer and very toasty in the winter thanks to the underfloor heating. It is an intimate room that we like snuggling in but also large enough to cater for friends and family when they descend upon us. Our dining room has seen many a happy dinner party!
As dog owners we are so lucky to have so many beautiful walks on our doorstep and it is great that we don’t have to go out in the car if we don’t want to; we can walk through the field at the back of the house down to the brook where both dogs love to swim! The gorgeous Flistridge Woods are within walking distance too.
Minety shop is well stocked and is great for ‘little bits’ and there are no shortage of local egg sellers trading from their driveways. We feel that we have the very best of both worlds; peaceful country living and yet also really close to Malmesbury, Tetbury and Cirencester, which all have great eateries.
We always look forward to Womad, and also the Summer Music Festival in Minety. They are great social events and there is a real sense of community with young and old alike joining in. Westonbirt Arboretum is also a great place to see concerts.
The M4 is within easy reach, we can get to Bristol airport in under an hour which is great for trips abroad. We also love to spend a day shopping in Bristol, and every August we go to the Balloon Festival there, it has to be seen to be believed – the sky is full of hundreds and hundreds of the most amazing balloons.
Kemble Train station is only ten minutes’ drive away, and in just over an hour you can be in London.
It is our happy place but now that we are approaching retirement we feel that now is the right time to follow our dream of living abroad, so we are ready to let it go secure in the knowledge that who ever lives here after us will love it as we have
