Ground floor – formal area

The formal entrance through the stained-glass front door leads to a beautiful hallway with wooden flooring leading to all main reception rooms.

The drawing and sitting rooms can be joined as one to create an incredible reception room spanning both sides of the house, with bay windows at either end overlooking the grounds. This is the perfect entertaining space for large gatherings.

When separated with the fitted concertina doors, the drawing and sitting room each has a fireplace, bay window and door opening to the terrace and gardens. Sun streams through the bay windows creating reception space that is as relaxing as it is impressive.

The large dining room also has a bay window with a useful nook for a drinks cart or other entertaining supplies.

Sandhills has two original staircases, the first of which leads from the formal hallway to the main suite and bedroom 2. More on that later.

Ground floor – day area

The formal area is joined to the day area by an internal hallway with secondary staircase. The day area consists of a large kitchen and orangery opening on to the back garden. This bright room is the hub of the home with a large island, fitted appliances and its own front entrance. Leading off the kitchen is the study, laundry room, W.C. and side access via a store room. The study works ideally as either an office or playroom. There’s a cellar underneath the study, useful for additional storage along with the outside store rooms and ample built-in storage within the house.

First floor

The 650 sq ft main suite is impressive, with a dual aspect bedroom and private balcony overlooking the garden, en-suite bathroom with a gorgeous two-person contemporary bath tub and dressing room.

There are three further bedrooms on the first floor, two doubles and one with a ‘Jack ‘n’ Jill’ bathroom. Every bedroom has its own character and feel. As with the ground floor, every room has a beautiful outlook over the grounds.

Second floor

The top floor has two bedrooms and a ‘Jack ‘n’ Jill’ bathroom. This cosy area is ideal as a private space for children or guests.

Cottage

Sandhills Cottage is a wonderful detached 1160 q ft 2-bedroom residence offering independent, private space for multi-generational living, staff housing or offices.

The cottage has its own gated entrance with parking and includes a beautiful dual aspect living room with fireplace and French doors onto a terrace, a dining room, full kitchen, two double bedrooms and a bathroom.

A detached annexe of this size is rare. Sandhills Cottage is a highly valued part of the property.

Garages & office/playroom

The detached triple garage has a large room above, ideal as a games room or office. This has a ground floor kitchenette and W.C. This room adds yet another dimension to the flexibility of the accommodation Sandhills offers.

Driveway and gardens

Three wrought iron gated entrances lead to parking for at least 10 cars. Leading from this the  gardens wrap around the house with beautifully manicured hedges and borders ensuring privacy throughout. The back of the house offers two terraces and two lawned areas creating a serene, private garden that works wonderfully for family life and entertaining.

Seller Insight

We moved here from Chiswick 22 years ago when our children were young. We wanted more space and to escape traffic and aircraft noise. Sunningdale came highly recommended as the schools and transport links are excellent and it’s a wonderful village.

Sandhills felt right as soon as we walked in. It has character and a homely feel which was just as important to us as space. Our road is very quiet and although we have neighbours, we can’t see them, so we have a sense of security and privacy. It’s very restful here.

We’re not far from London so we stayed connected to our friends. In fact, we saw more of them when we moved as we had the space to host everyone! Our New Year’s Eve parties became a tradition, followed by a New Year’s Day walk through Sunningdale Golf Course to Windlesham for a pub lunch. There are miles of beautiful walks around here, right from the doorstep. Walking is a big part of our exercise and relaxation regime now.

Every home needs a heart and here it’s the kitchen and conservatory. It’s a very relaxing area with a lovely view of the garden. My office is just to the side so I spend most of my day in this part of the house. The overall layout of the house is very clever and ideal for a family with so much storage.

Of an evening we usually relax in the drawing room. It’s wonderfully bright and the fire is lovely in winter. When we’re entertaining, we join the drawing and sitting rooms together; it’s a fantastic entertaining space. We hosted our daughter’s engagement party here for 150 people and even had a dance-floor set up inside! Upstairs there’s a guest wing with its own staircase which gives everyone privacy and space if they’re staying over.

The cottage was a big selling point for us. We’ve run a business from there with visiting clients so having its own gated entrance was invaluable. The cottage is away from the house with a lovely outlook too. It’s private and peaceful there. Finding a house with a separate cottage of this size is rare and it’s been invaluable to us.

Our children had a wonderful childhood here. My daughter made the top floor her own mini penthouse with a bedroom, bathroom and dressing room. When the children were younger, they used the room above the garage as a playroom with a huge train set. In summer they’d play badminton in the garden or hide and seek with friends – this is a great house for hide and seek! As they grew older, being only a five-minute walk from the mainline train station gave them the freedom to live their own lives.

Now the children have flown the nest we’re downsizing. Sandhills has given us 21 wonderful years of family life. It’s someone else’s turn now!

Location 

Sandhills is situated on a quiet road just a few minutes’ walk from Sunningdale village centre. Sunningdale Golf Club, one of the country’s most exclusive clubs, is just a 2-minute walk from the house and is criss-crossed with public walkways stretching for miles through the surrounding countryside.

Sunningdale is a highly sought-after village in the south eastern corner of Berkshire, popular with discerning residents who value discretion and tranquillity with superb links to London & Heathrow.

With Sunningdale Golf Club, Wentworth Golf Club, Guards Polo Club and Ascot Racecourse nearby, Sunningdale offers year-round activities on the doorstep. Noteworthy dining and social spots include Coworth Park Hotel, Bluebells and Pazzia restaurants. Twenty minutes away is the village of Bray with The Fat Duck, The Waterside Inn, The Crown and Hinds Head Michelin starred restaurants.

For shopping, Sunningdale is a short walk with boutiques, tailors, interior designers, cafes, a butcher and a Waitrose supermarket. Sunningdale also has a mainline train station. For those who prefer private transport there are Rolls Royce, Maserati, McLaren and Ferrari showrooms.

There are three garden centres nearby which are very popular with locals for their excellent cafes and concessions including Bevans, voted the UK’s best butcher, Lakeland and carefully selected niche manufacturers of home goods.

Windsor Great Park is nearby, the 4,500-acre park stretching to Windsor Castle. Within the park you’ll find Savill Gardens, Virginia Water Lake and on the far side, The Long Walk. Windsor Great Park is ideal for beautiful English countryside walks, whatever the season.

Sunningdale is popular with overseas buyers who value the internationally renowned schools nearby including The Sunningdale School with its impressive track record of securing places at Eton and Harrow. Papplewick, ACS International School, Hall Grove, St Mary’s Ascot, Charters and the Marist School are all on the doorstep.
