Ground floor
The impressive entrance leads to the two main reception rooms, inner hallway and on to the kitchen and dining room. The two front reception rooms each have a log fireplace and views over the front lawn.
The bespoke kitchen features a Belling range oven and sit up kitchen counter, ideal for entertaining and sit up dining. Leading from the kitchen is a utility area and pantry area, then on to the cosy dining room.
Completing the ground floor there is a shower room and a cellar, very useful for additional storage, especially for wine connoisseurs!
First floor
There are two staircases leading to the first floor. The main staircase by the front entrance leads to the two main bedrooms, both generous doubles with a shower room. Winding around the corner is bedroom 4, and this is where the layout becomes quirky and wonderfully flexible!
There are two doorways into bedroom 4, one from the main hallway, the other leading to an rear hallway and luxurious bathroom. At the far end of that hallway is bedroom 3. Should you have guests, you may wish to give them exclusive access to the bathroom, or indeed the shower room downstairs. Bedrooms 3 and 4, along with the main bathroom and downstairs shower room can be configured in any way that suits you, your family, guests and lifestyle.
Down from bedroom 3 is the Garden room, a wonderfully bright dual aspect room with direct access on to the garden terrace. This would make an ideal office, playroom or guest lounge.
Potential annexe
Should you wish to create an annexe, the garden room, bedroom 3 and either the bathroom or downstairs shower room can be configured as separate accommodation. A kitchen area can also easily be assigned to this annexe if required. Please do view the 360° photo tour for a better idea.
Gardens
The grand wrought iron gates lead to several parking spaces, the side garden on to the large terrace and beautiful lawn. Bordered by mature shrubs and trees, the south facing garden offers plenty of sun and shade. A rear terrace is tucked away in the corner, collectively there is ample entertaining space.
To the front of the house there is a small lawned garden with mature trees, bordered by a white wrought iron fence and entrance gate.
Location
Montpelier House is in the heart of East Ilsley, a pretty village in the North Wessex Downs, an area of outstanding natural beauty. The village is surrounded by beautiful countryside with miles of walks leading to surrounding villages.
East Ilsley is a safe, friendly community served by The Crown And Horn, a charming pub serving pub classics, just a 2 minute walk from the house. The village of Compton has a village store and doctor’s practice serving East Ilsley.
The village is in the highly sought after ‘outstanding’ Downs School catchment area, with the school just 2 miles away. The Ilsley’s Primary School is a 4 minute walk away and rated ‘good’.
For a wider choice of shops and amenities, Newbury, Wantage and Didcot are all within a 15 minute drive away, where you will find mainline train stations, major supermarkets, independent retailers, leisure facilities and high street shops.
