Copse House is tucked away at the end of a private gravelled driveway. The house offers plenty of parking options including a double garage and driveway parking for over 10 cars.

The hallway opens to the signature kitchen, dining and garden room with dual aspect sliding doors opening onto the decking with views over the adjoining field. This is the hub of the home with a wood burning stove for cooler days and ample space for daily life and entertaining.

Just off the kitchen there’s an exceptionally large pantry, w.c., utility and boot area with masses of storage. A discreet staircase leads up to the cinema room with room to seat 12, far away from the main reception areas so noise won’t impact the rest of the house.

Maybe because the views aren’t always so great…

The garden office is 254 sq ft including a storage room. With sliding doors overlooking the garden and field beyond, this is the perfect area to work out, or work in peace.

And why not! This area includes an indoor bar with fridge, shelving for your personal array of gin, wine and beer and a countertop to chop your garnishes. The large window opens onto a shelf serving the outside seating area which comfortably seats 8.


This 141 sq ft area is the perfect place to store tools and work on projects.


Waterproof and with electricity, the current owner’s son has camped in here with friends over the years. The zipline reaches down to the far trees, so much fun for kids and adults alike.


Situated within the copse, the summer house and terraced area overlooks the adjoining field, ideal for kids to have an additional entertaining area or for use as a potting shed.

Double garage

In addition to all the outbuildings, the double garage remains should you wish to use it for parking. To the side is a lean to with secure storage for bikes.

Seller Insight

We bought Copse House for the view, the view and the view! The house was very dated but the location was incredible.

We bought Copse House in 2017 and extended and renovated it. Critically, we wanted to make the field next door feel like part of the house so we created the Garden Room with incredible views over the field and garden. It’s joined with the kitchen and dining room, creating a wonderful open plan space, we spend most of our time there.

The wood burning stove is great for cosy winter nights. It heats the whole room with passive heat going to the rest of the house. Along with the triple glazing it means we often turn our heating off in February. The house is very warm in winter and cool in the summer, the perfect combination.

We’ve worked in London on and off and the transport links are great – we can be in Mayfair in an hour by car and the train links are excellent from Pangbourne and Reading. After a day in the city this a wonderful place to decompress. We’re surrounded by nature and quiet, it’s very relaxing. We have neighbours but we can’t see them – we’re secluded but not isolated which can be a hard balance to find. Our neighbours are lovely, we have get togethers sometimes which the house is perfect for hosting when it’s our turn.

Beyond the house we socialise a lot in Pangbourne. Our favourite spots are The Highwayman, The Swan, Ninos and then the Red Lion in Pangbourne and the Royal Oak in Yattendon.

We’ve always enjoyed Henley book festival and Henley Regatta, we love the social aspect of events around here and the food and drink!

For shopping, Pangbourne is our favourite, they have plenty of independent retailers there including a butcher, bakery, cheese shop, hairdresser, florist, beautician, dentist, doctor and hardware shop. They also have a Waitrose in the next village. For emergency nibbles there’s a Co-op 4 minutes away.

The walks and cycling are fantastic around here – we’re surrounded by woodland for miles, it’s a very green, open, picturesque area. The riverside walks in Pangbourne are lovely too and for watersports, Dolphin watersports centre is great.

Our favourite rooms are the garden room definitely, also our en-suite bathroom is just what we envisioned – sitting in the bath looking at the view through the one way glass over the field is a real luxury! We use the raised decking area quite a lot too, it’s our ‘go to’ place for a glass of wine at the end of the day or for family board games. It’s a great chilling place. The whole house is actually!


Copse House sits in the sought-after area between Pangbourne (9 mins), Henley (15 mins) and Reading (15 mins). Surrounded by fields, it’s a peaceful location with excellent facilities conveniently close by. Pangbourne’s riverside location, shops and restaurants are a big draw for socialisers and discerning shoppers with an array of independent retailers and eateries.

Local schools include several ‘outstanding’ state schools with ample choice of renowned private schools close by.

Zipping through country lanes, this is an area where you always feel connected to nature as the seasons change, dotted with superb transport links, entertaining and shopping options.
