Ground floor
The heart of the home is the spectacular kitchen/dining room with bi-fold doors leading to the terrace. It’s no wonder this room is equally popular for daily life as it is for hosting visiting family and friends.
All reception rooms stretch across the back of the house, making the most of the south facing views. The living room includes a contemporary fireplace for cosy evenings and leads to the orangery, flooded with light and opening onto the terrace.
The family room is ideal for children, this large room is dual aspect with access to the terrace. Finally, there is an office, utility/boot room and shower room.
First floor
There are 4 double bedrooms and 2 single bedrooms, 3 of them en-suite, plus a family bathroom.
All bedrooms include built in wardrobes/storage.
The main suite is bright and spacious with an en-suite and double doors opening on to a large balcony with spectacular views across the garden.
The guest suite is also impressive, with double doors opening on to a Juliette balcony, en-suite and dressing area.
Lower ground floor
The pool room is accessed via the ground floor. This room houses a 10m heated pool, gym area, shower and changing area with large sliding door leading to the covered hot tub and lawns beyond. The family make good use of these facilities for parties, and for their soak in the hot tub at sunset.
Annexe
Extended and modernised, the annexe now includes a double bedroom, bathroom, kitchen and lounge/diner with double doors leading on to a private south facing garden. The annexe structure includes a 2-car parking bay, which could be used to extend the annexe if required, STPP.
Gardens
The back garden and terrace are spectacular. The large terrace spans the back of the house, with significant space for entertaining, an ornamental fishpond and covered seating area. Steps lead down to an additional seating area and on to the swimming pool/gym. An all-weather pergola covers the hot tub, the perfect spot to enjoy the stunning sunsets in seclusion.
The garden features a wildlife pond attracting a multitude of animals, birds and invertebrates. Beyond are acres of lawn bordered by trees and also a small area of woodland with wildlife area. Surrounded by countryside, the garden is quiet but for birdsong. Views of the garden can be enjoyed from all reception rooms.
The graveled driveway and front lawn house the self-contained annexe with 2 car parking bay and a 4-car oak framed garage. A large workshop is tucked away in the back garden.
The gardens really are a wonderful slice of the English countryside to enjoy year round.
Location
Berry Grange is situated on a quiet country lane in the pretty village of Baughurst. With few houses nearby and very little passing traffic, it’s a peaceful location away from the hustle and bustle, yet just minutes from local facilities.
Baughurst village centre is a mile away with a convenience store and essential services. Larger shopping options are available in Tadley 3 miles away, Newbury or Basingstoke, both 10 miles away or Reading 13 miles away.
La Capanna Italian restaurant, set in a beautiful thatched cottage is just a mile away. The Wellington Arms gastro pub, with its beautifully manicured garden is 1.5 miles. Both are renowned for serving exceptionally good food.
Fresh air and beautiful countryside are in abundance right from the house. A network of footpaths start at the top of the driveway and stretch for miles in all directions. Popular spots include the Ashford Hill Nature Reserve, a Site of Special Scientific Interest, and the Brenda Parker Way.
Seller Insight
We were drawn to Berry Grange for its wonderful location and large south facing garden. We had a vision to turn the dated house into a modern family home, and underwent a significant 3-year renovation. We now have the perfect family home with a high standard, contemporary finish and good sized rooms throughout.
The kitchen/dining area is fantastic, we spend most of our time there. With the view of the garden and access onto the terrace it works really well for entertaining too. The orangery is a creative space for painting and reading, it’s connected to the house yet has a different feel.
We feel very connected to nature here. The garden attracts so much wildlife – we’ve counted over 40 different species of birds – and in the adjacent woodland we’ve seen muntjac and roe deer, badgers, and a family of foxes. One of our favourite projects has been creating the wildlife pond which has matured beautifully. It is teaming with life and its visitors include kingfishers, swallows, moorhens and dragonflies. We have a constant window on the outside world from the house so we see it all. The main bedroom has a lovely big balcony so we wake up with a sunrise view and finish the day with a sunset view from the hot tub.
Our children love it here too and have had some pretty big parties, they’ve had up to 60 friends staying over in tents and sleeping bags spread across the garden! Meanwhile we were in our own space inside, away from the noise.
Our idea of entertaining is a little quieter; family BBQs on the terrace and dinner parties. Mostly these days it’s just the two of us enjoying the peace and tranquillity.
It feels rural here but we’re not far from Baughurst or Tadley when we need to pick up a few bits. For a bigger shop we go to Newbury, Reading or Basingstoke. This area is superb for dog walks and hikes, we don’t even need to go onto the lane to access a footpath that stretches for miles.
Now the kids are older it’s rare they all visit together, so it’s time to downsize. We’ll miss the home we created here, as will the children, they’ve loved it here.
