Accommodation

This recently renovated home is immaculately presented with 4 bedrooms, 3 bathrooms and 2 living rooms across 4 floors. The layout is ideal for flexible accommodation with the potential for 5 bedrooms or 3 suites in line with your changing needs.

The ground floor has a large, bright kitchen/breakfast room with views over the grounds. Alongside, the L shaped dining and living area is triple aspect, bringing in plenty of light with a fireplace for cooler days and a covered balcony running the length of the house, overlooking the grounds and waterfall for warmer days.

The 570 sq ft main suite occupies most of the first floor with an exceptionally large triple aspect bedroom, en-suite bathroom with separate shower and walk-in wardrobe. A separate study overlooking the front aspect completes this floor.

The top floor has 2 further bedrooms and a walk-in wardrobe. This area can easily be reconfigured as a guest suite with living area, bedroom and walk-in wardrobe or bathroom.

The lower ground floor has a 4th bedroom with an en-suite shower room, terrace, utility room and double garage. The accommodation on this floor works perfectly as a guest suite or additional reception room.

Seller Insight

I’d had my eye on Princess Court for a while. I just thought the whole setting was splendid so I loved the estate straight away, it was just a matter of finding the right house within it. As soon as this corner house came on the market I snapped it up. It’s triple aspect so there’s so much light and being at the back of the estate, it’s quiet with the most spectacular view from the balcony.

It was quite dated and dark when I moved in but I could see what it could be and I’ve created that. I updated the kitchen and bathrooms and put in new carpets, flooring and lighting. It’s light and airy now, it’s such a relaxing place to be.

The layout is ideal, I have a separate floor for guests and plenty of space to entertain my children and grandchildren. Day to day I mostly just use the ground and first floor. The reception space is just the right size – not too big for me but big enough to entertain. The breakfast area is one of my favourite spots, I use it all the time. It has a gorgeous view and feels quite sumptuous, like a proper ‘afternoon tea’ experience in my own home.

My bedroom suite is glorious, it’s probably my favourite room! It feels like a home all of its own. There’s so much space, it’s a great spot to retreat to when the house is busy and I need a quiet moment.

The grounds were a big draw for me, they’re so beautifully maintained and not my responsibility! But I still have two of my own outside spaces for outdoor plants which I love to tend. Sitting on the balcony I have the sound of running water from the waterfall, it’s very calming. We see rabbits and deer in the garden sometimes too.

You wouldn’t believe Ascot high street is 2 minutes down the road, it feels like I’m in the middle of the country but there’s pretty much anything you want here so I spend most of my time within 2 miles of the house!

Le Cloche restaurant is wonderful and the pub attached is great, they do lovely wines. It’s a touch nicer than your average pub. Fego in Ascot is great for coffee and lunch, when I’m on a health kick I go to Eliane in Sunningdale, they have delicious healthy food.

I often pop to Cowarth Park for lunch, they have a lovely terrace. Guards Polo club is great for Polo and people watching. The Glass House in Virginia Water is my favourite beauty salon and the gym in the Berystede Hotel is very nice with a lovely swimming pool, the service and facilities are great.

I’m relocating but will be sad to leave, it’s stunning here and I feel very safe. I just hope whoever moves in will enjoy it as much as I have.
