The living room has beautiful French windows opening on to the private south facing terrace. With high ceilings, this is a wonderfully bright room, ideal for relaxing, dining and entertaining.

Just off the main living space is an additional reception area, large enough for a study, games room or additional bedroom.

Also joining the living space is the kitchen with fitted appliances. The living area, study/games room and kitchen are all open plan. However, each area has its own entrance door leading from the hallway and can easily be separated into separate rooms if desired.

To the other side of the apartment are the two bedrooms. The main bedroom is dual aspect with plenty of built-in wardrobes and a stunning en-suite bathroom with a luxurious bath and separate shower. This room also has air conditioning. Bedroom 2 has an en-suite shower room and significant built-in storage.

Finally, leading from the hallway there is a laundry room, W.C and several storage cupboards.

Seller Insight

We moved to Montrose Court to downsize, we were looking for a manageable home with a slight sense of grandeur for entertaining. As frequent travellers security was important to us too and Montrose Court was the perfect fit.

The living area and terrace really caught our eye, they’re south facing and spacious so there’s a wonderful lightness and brightness to the apartment. When we’re entertaining, the flow from the kitchen to the terrace is ideal. The original design for the living area was for separate kitchen, living room and study areas but we kept them open plan. They could be easily divided though if that’s preferable.

There are only two small buildings with five apartments each here and that appealed to us as we didn’t want to feel crowded or overlooked. Although the road is near we can’t hear it from the apartment or even the back terrace as we’re set back and have the trees and shrubs as a screen from the road. It’s nice and quiet sitting outside.

The location is terribly convenient, Ascot High Street is ideal for daily needs and Windsor is only 15 minutes away. Ascot train station makes London easily accessible; we’re regular theatre-goers and some of our visitors take the train from the city to see us.

My husband is a keen golfer and this is probably the best place in the country for golfers. We’ve been members of Wentworth and Foxhills over the years for golf and socialising. Sunningdale Golf Club is great for walks as is Windsor Great Park and Savill Garden, with great pubs and restaurants along the way. Overall it’s been a very happy, relaxing home for us.

We’re now retiring to the south coast so it’s time to let the apartment go. Montrose Court has been wonderful for us and we will miss our great neighbours so I’m sure the new owners will feel very welcome here.

Location

Montrose Court is superbly located in the heart of Ascot, just off the High Street. The shops and racecourse are within a minute’s walk so popping to the shops, out for lunch or for a day at the races is as convenient as could be. The lifestyle opportunity this apartment presents is outstanding!

With Sunningdale Golf Club, Guards Polo Club and Ascot Racecourse all close by there are year-round activities on the doorstep. For shopping, Ascot has a range of independent shops, restaurants, cafés and salons along with a Sainsbury’s Local. There are three popular garden centres nearby where you will variously find Bevans, voted the UKs best butcher, a Lakeland concession and other select brands.

Windsor Great Park is nearby, the 4500-acre park stretching to Windsor Castle. Within the park you’ll find Savill Garden, Virginia Water Lake and on the far side, The Long Walk. Windsor Great Park is ideal for beautiful English countryside walks, whatever the season.
