Launching two new client services – mimicking the Scottish system

In 2023 we’ve seen increased delays caused by conveyancing, and unfortunately sales falling through. As always, where there’s a problem, we’ll find a solution, so we’re delighted to offer two new services to our clients, as below.

These new services mimic the Scottish system which is envied by many in the UK!

Your buyer’s solicitor will have enquiries relating to the property. These enquiries can take a significant amount of time to answer, with a lot of back and forth.

We are now working with our clients to collate the information required in the conveyancing process, at the point of going on the market. This achieves two things:

  • Anything about the property that may cause a buyer to withdraw from a purchase will be highlighted up front, avoiding unnecessary delays and costs.
  • By providing this information to the buyer’s solicitor up front, the conveyancing process will be much quicker. Sellers often expect the conveyancing process to take 3 to 6 months and indeed it can take longer. We aim to work to a 1 to 3 month timeframe.

This advanced level of information goes above and beyond that required by new National Trading Standards guidance parts B & C.

Up to 40% of house sales fall through, at an average cost of £3337, never mind the added stress, inconvenience and potential loss of your onward property. To mitigate this risk, we now offer Reservation Agreements, in conjunction with Gazeal and backed by the Government, The Law Society and Propertymark.

A Reservation Agreement ensures there is a commitment from both buyer and seller, with caveats in place to protect either party should the sale fall through due to circumstances beyond their control.
