Case Study: Berry Grange, Hampshire

Berry Grange had been on the market for a year for £2,500,000 with a national agent and it was now looking stale. The market was busy so there’s no reason it shouldn’t have sold if it was correctly priced and marketed.

Having spent years extending and renovating the house, the sellers Steve & Gill were ready to sell and downsize to their forever home so I was delighted when they invited me over to find out what I could do for them.

Before visiting, I looked at how Berry Grange was being marketed and immediately found some issues. The photos and video weren’t great, there was no imagination or life to them so they weren’t really selling the dream, and Berry Grange clearly was a dream home!

Overall, while the house was on the market for £2,500,000, the marketing made it look more like a £1,500,000 to £2,000,000 home. I ran some detailed research on the local market and £2,500,000 seemed to be the right price, so to the visit…

I need to see a house to get a feel for it, the garden and the location. It was immediately clear Berry Grange was quite special, it had been superbly extended and renovated and was now a perfectly balanced family and entertaining home for a discerning buyer.

As soon as I walked into the orangery I just knew it needed twilight photography. I also felt that £2,500,000 was definitely the right price to market Berry Grange at. I talked through my ideas with Steve & Gill and fortunately they signed me up.

I brought the team I work with together for ‘Media Day’, where we stage, photograph and film a house. Berry Grange is big so it was a full day project.

We relaunched Berry Grange and the response was immediate. I had several viewings and offers, with Berry Grange going under offer for £2,600,000 within 3 weeks. Importantly, I felt that the buyers were the right buyers, I believed they’d see the sale through. And indeed they did. Ironically, they’d seen the property on the market before, but hadn’t acted on it. When it was remarketed, they were motivated to call and view as soon as possible.

Steve & Gill were delighted, they were able to move on to their next house, another gem in a rural location – they really do have an eye for great properties!

I’d also put them in touch with a solicitor I recommend who was able to achieve multiple dwelling stamp duty relief on their onward property, saving them a significant amount of money.

Overall this was a great team effort by the experts I bring in for marketing, the wider team I recommend and of course Steve & Gill for putting their faith in me.  

Steve & Gill have stayed in contact with the buyers who are loving their new life at Berry Grange. I still see Steve & Gill regularly for a good property chat and to see what they’re up to. I can’t tell you how delighted I am to have achieved such a great result for everyone involved.
